As of July 2025, the volume of housing sales exceeded 26,000 units, up 25% from June. This is one of the most significant monthly increases in recent periods.

Regional breakdown

In July, all regions of Uzbekistan saw increased activity in the housing market. The largest growth was recorded in Surkhandarya (41%), Syrdarya (35.3%), and Kashkadarya (33.7%) regions.
In Tashkent, housing market activity rose by 24.6%.

Secondary housing market

In July, the growth rate of the average market price for housing in Uzbekistan’s secondary market accelerated. After a moderate increase of 0.3% in June, prices rose by 1.7% month-on-month in July. Year-on-year, prices were up 3.3%.

At the regional level, the sharpest annual increases in housing prices since last July were observed in Jizzakh (15.2%), Surkhandarya (14.1%), and Khorezm (9.6%) regions.

Real estate market in Tashkent

In July, Tashkent’s real estate market showed a moderate recovery in prices amid a continuing negative annual trend.

The average price of secondary housing increased by 0.8% for the month, while year-on-year, prices fell by 3.2% in the secondary segment and by 0.9% in the primary market.

The most notable declines in secondary housing prices were recorded in Mirzo-Ulugbek (-8.2%), Yashnabad (-4.5%), and Yunusabad (-4.2%) districts. In the new-build segment, the largest decreases were in Uchtepa (-8.8%), Yunusabad (-6.7%), and Shaykhantakhur (-4.7%) districts.

Rental housing market in Tashkent

In July, the rental market in Tashkent remained stable, with the average rate holding at $8 per square meter, unchanged from previous months.

The highest rental rates continue to be in central districts such as Mirabad, Shaykhantakhur, and Yakkasaray, where the average level is about $10.3 per square meter.
